On June 25, 2024, Patrizia announced an investment of approximately €70 million to acquire a logistics hub in the province of Mantua. The operation was carried out through the Patrizia Logistik-Invest Europe fund to strengthen the Group's presence in the Italian logistics sector. The new logistics hub, located in the industrial "golden triangle" between Verona and Bologna along the A22 highway, covers over 90,000 square meters and is fully leased to two major international third-party logistics operators.
Built between 2022 and 2023, the hub meets high sustainability standards, with Epc A ratings and Leed Gold certifications. It features advanced technologies for rainwater harvesting, LED lighting, and rooftop photovoltaic systems, with further plans to increase photovoltaic capacity, in line with the site's decarbonization strategy.
“With vacancy rates nearing zero in several areas of the country and the persistent shortage of new assets, the economic fundamentals of the Italian logistics sector remain strong,” explains Pierluigi Scialanga, Country Manager and Head of Transactions for Italy at Patrizia. “We are at the beginning of a new market cycle characterized by prolonged global volatility: in this scenario, our primary objective is to invest in sectors that demonstrate greater resilience, as they allow us to create long-term value for clients.”
Nicolai Soltau, Head of Fund Management Logistics at Patrizia, adds: “Increasing our exposure in Italy is an important part of our strategy, as it further diversifies the geographical distribution of Patrizia's portfolio and simultaneously offers a significant return that benefits from the potential growth of ESG initiatives. With this acquisition, already in line with the guidelines of the Paris Climate Agreement, we are excited to further consolidate the already strong ESG credentials of our European logistics platform.”
