On 25 June 2025, Prologis inaugurated the Pescara DC1 logistics hub in Cepagatti, in the province of Pescara. The site comprises a Class A building spanning 6,654 square metres on a total area of approximately 30,000 square metres. The platform has been leased to an express courier company, whose identity the developer has not disclosed. The facility is located at the Villanova exit on the A25 Rome–Pescara motorway, a key junction for distribution throughout central and southern Italy. With this new development, Prologis expands its geographical reach to include Abruzzo, strengthening a national network that already supports numerous active leasing contracts.
The building is a candidate for Leed Gold certification, thanks to a range of technical and construction features designed to reduce environmental impact and improve energy efficiency. These include the use of low-impact materials, the installation of a photovoltaic system, high-efficiency heat pumps and an intelligent energy management system. The site is also equipped with electric vehicle charging stations, a rainwater harvesting tank and a large car park for users.
Pescara DC1 is more than just a warehouse: 730 square metres of the building are dedicated to offices and communal areas designed to enhance workers’ well-being, in line with Prologis’s Parklife philosophy. This approach involves targeted interventions to make facilities more welcoming and functional, integrating them into the surrounding social and environmental fabric. In this spirit, the fire water tank has been decorated with a piece of urban art by street artist Ginevra Giovannoni, known as Rame13, who transformed the cistern into a tribute to the Greek goddess Artemis. A symbolic message of care for the land and connection with nature, it is visible to those exiting the motorway.
