Transport logistic 2025 in Munich provided the international stage for the presentation of the new Malpensa Distripark, a project developed by World Capital Group in collaboration with the Fnm Group and Services for Real Estate. The initiative involves the construction of an intermodal logistics platform in Sacconago, part of the municipality of Busto Arsizio and located near the Lombard airport. In this area, which handles over 35 per cent of Italy’s freight traffic, the site will cover a total surface of around 42,000 square metres, distributed across three independent buildings measuring 18,000, 13,000 and 10,000 square metres respectively.
Each building will be equipped with large loading bays, manoeuvring yards capable of simultaneously accommodating industrial vehicles, dedicated parking spaces and customisable technical areas. The internal clearance height will reach 12 metres under the beam, ideal for the installation of automated racking and robotic systems, while the flooring will be designed to support static loads of up to five tonnes per square metre. The site will also feature fire protection systems compliant with Nfpa and FM Global standards, as well as areas designated for office and operational support functions.
A key feature of the project is the integrated rail terminal, built within the complex and directly connected to the national network. It will have three tracks, each 650 metres long, capable of receiving complete trains for direct loading and unloading into the warehouses, eliminating the need for intermediate handling. This will enable more efficient and sustainable rail logistics, supported by video-monitored intermodal yards and digital systems for slot management. The terminal will be operated by Malpensa Intermodale, a company within the Fnm Group, ensuring expertise and integration with other transport operators.
Running alongside the rail lines is tarmac: the complex is also linked to the A8 and A4 motorways and benefits from its proximity to Malpensa Cargo City, Italy’s leading air freight terminal in terms of volume. Its location, combined with multi-infrastructure accessibility, dramatically reduces the time and cost of the so-called first and last mile, making the Distripark an ideal hub for both national and international distribution.
Environmental sustainability is a central focus of the project. The development will follow ESG criteria and aims to obtain international green building certifications. Rooftop photovoltaic systems for renewable energy production, intelligent LED lighting, infrastructure for the collection and reuse of rainwater, electric vehicle charging points and extensive green spaces integrated into the site layout are all part of the plan. The entire complex is scheduled for delivery by the third quarter of 2026 and will be marketed exclusively by World Capital Group.
Umberto Ruggerone, general manager of Malpensa Intermodale, described it as “a modern, interconnected and sustainable infrastructure designed to make a real impact on the region”. Filippo Salis, CEO of Sfre, stated that “Malpensa Distripark is not just a logistics hub but a driver of evolution for the entire transport ecosystem”. Andrea Faini, founder and CEO of World Capital Group, highlighted the international appeal of the initiative, saying “its unique location and strong concept make it highly attractive to global investors”. Finally, Gian Luca Fossati, head of logistics and industrial at Wcg, emphasised that the infrastructure is “flexible, scalable and fully aligned with the new demands of the supply chain”.
