Prologis announced on 5 February 2026 the start of development of Melzo DC1, a new logistics property located in Melzo, within the Milan metropolitan area. The project involves the construction of a logistics platform developed for Interglobo, the Genoa-based group active in international freight forwarding and logistics. The development is located on land previously owned by Officine Mak, around 20 kilometres east of the Lombard capital’s city centre, in close proximity to the Tangenziale Est ring road and the A4 motorway corridor. Delivery is expected in the fourth quarter of 2026.
The location is one of the key elements of the transaction. The Melzo area is among the most constrained logistics zones in the wider Milan metropolitan basin in terms of availability of new land. Against this backdrop, the project is also significant from an urban regeneration perspective, as the building will be developed on a site that has remained unused for decades and previously housed the Interzuccheri sugar factory. The intervention therefore contributes to the redevelopment of a historic part of the local industrial fabric.
Sabine Hutter, VP Capital Deployment at Prologis, explains that Melzo DC1 exemplifies the group’s ability to act as a strategic partner in the development of complex projects, particularly in contexts characterised by limited land availability. Beyond the redevelopment of a disused industrial site, the initiative forms part of Prologis’ commitment to supporting Italian companies operating in global markets, first assisting Interglobo in identifying the site and then in delivering a logistics platform designed to meet operational requirements and long-term growth plans.
Interglobo has underlined the strategic importance of the investment. Benedetta Parodi, Managing Director of the group, highlighted that the launch of construction at Melzo DC1 is intended to support growth in the logistics sector and strengthen operational capacity, with positive knock-on effects for local employment. The project, developed in collaboration with Prologis and Officine Mak, will offer more efficient and integrated logistics solutions to support Italian companies engaged in export activities and expansion in international markets.
The building will have a total gross floor area of 13,970 square metres, of which around 12,970 square metres will be allocated to warehouse space and 1,000 square metres to offices. The design includes a clear internal height of approximately 10 metres, 22 loading bays, a 32-metre-deep yard and mezzanine offices. Particular emphasis is placed on energy and environmental performance. Planned features include a photovoltaic system of around 0.4 MWp, fully LED lighting, intelligent energy management systems, high-efficiency HVAC installations and infrastructure ready for electric mobility. The project also takes into account requirements related to automation, refrigeration and charging infrastructure for electric vehicles.
