Ctp’s entry into the Italian market, announced on 27 November 2025, marks the beginning of a new phase for the national logistics real estate sector. According to statements released by the company, the operation is based on the acquisition of Vld, part of the Fbh group, for 241 million euros. The purchase secures a development portfolio of around 8.7 million square metres along the main production and logistics corridors of the country, making Italy the group’s eleventh European market.
The portfolio structure enables Ctp to immediately begin developing a network of logistics parks with a strong concentration in Northern Italy. Figures presented by the Group show that between 69 and 71 per cent of the land lies in Lombardy, Emilia-Romagna, Piedmont and Veneto, with key hubs in Milan, Bologna and Turin. A total of 27 per cent is located in Central Italy, mainly between Rome and Florence, while 4 per cent concerns Apulia, an area that has strengthened its role in recent years for flows towards the Eastern Mediterranean. This distribution allows Ctp to position itself along the national logistics backbone, where most intermodal traffic and advanced e-commerce services are concentrated.
The pipeline inherits projects already under way, with 200,000 square metres of gross lettable area under construction and due for delivery in 2026. Among the first users of the new facilities are Als Luxury and Ceva Logistics, the latter operating on behalf of Daikin. The overall development potential ranges between 3.3 and 3.5 million square metres of GLA, including 1.7 million already fully owned, 2.7 million under contract and additional areas under option. This volume makes Italy one of the Group’s most substantial growth portfolios, with an impact both on national storage capacity and on the need to upgrade Grade A logistics properties.
In the industrial plan presented by chief executive Remon Vos, Italy is described as a market where the supply of modern facilities remains below the needs expressed by the transport, warehousing and light manufacturing sectors. The ratio between modern logistics space and population, estimated at around 0.5 square metres per capita, is lower than the average in major Western European countries, where it exceeds one square metre according to the Group’s analysis.
Ctp aims to bridge this gap by replicating the Parkmaker model, which envisages integrated, long-term owned logistics parks designed to host companies of various sizes and provide additional services. The company estimates a yield on cost between 8.5 and 9.5 per cent for Italian developments, a value that reflects the growing demand for next-generation spaces featuring sustainability, energy efficiency and connections to the main intermodal infrastructures.
The announced financial commitment amounts to one billion euros for the 2025–2030 period. This investment plan should be read in the context of the transformations underway in Italian logistics, where the rise of e-commerce, the expansion of freight rail hubs and the relocation of supply chains are increasing the demand for facilities capable of supporting advanced operations, including automated warehouses and temperature-controlled handling infrastructure. The areas acquired by Ctp are located near interports, motorway junctions and rail-road interchanges, elements that can accelerate the development of a network of Ctparks connected to the main European logistics corridors.
Management of the Italian operations has been entrusted to Agostino Emanuele, appointed national head. His role will be to build the local team, coordinate authorisation procedures and strengthen relations with authorities and communities, which are crucial for projects involving large areas and complex urban planning processes. The organisational structure will also need to engage with logistics operators, transport companies and manufacturing firms that in recent years have been rethinking their geographic footprint to reduce delivery times and operating costs.
