P3, an investor and developer specialising in the management and development of logistics properties in Europe, is expanding its presence in Lombardy with a new transaction in Rivolta d’Adda, in the province of Cremona. Through the Fondo Giano, fully subscribed by P3 and managed by Savills Investment Management Sgr, the company has acquired a plot of about 100,000 square metres along Strada Provinciale 185, in the eastern Milan area. A new logistics hub of about 61,000 square metres of gross floor area will be built on the site. Work at the Rivolta d’Adda site is scheduled to begin in the fourth quarter of 2026.
The site benefits from direct links to northern Italy’s motorway network. Access to the A58 Tangenziale Est Esterna di Milano (Milan external eastern ring road) is via the Truccazzano junction, while the A35 Brebemi can be reached from the Treviglio toll booth. Its central position in relation to the A4, A1 and BreBeMi motorways ensures fast journey times to the main northern logistics corridors. The site is also close to Milan Linate international airport and the Segrate intermodal terminal, making the area well suited to distribution and supply chain operations.
The transaction confirms P3’s growth strategy in Italy and the company’s interest in strategic locations along the country’s main logistics corridors. Through the Fondo Giano, P3 is strengthening its presence in Lombardy, which the company identifies as one of the most dynamic logistics markets in Italy. “The logistics real estate sector in Italy is proving resilient, with investment growing compared with 2025,” said Alberto Carampin, head of development at P3 Italia, noting that the group continues to invest in the country through initiatives designed to generate long-term value and respond to the evolution of logistics demand.
