VGP Italy has completed VGP Park Legnano on schedule, a logistics platform located in the northern area of Milan. The inauguration took place on 11 February in the presence of representatives from VGP Italy and the two tenants, Melchioni Car System and GymBeam. The complex covers an area of 50,000 square metres, previously occupied by the former Cotonificio Cantoni. The site has been fully redeveloped by the Group through remediation and regeneration works.
The new building provides more than 22,000 square metres of modern, flexible logistics space, already fully leased to the two companies. Location is one of the project’s key strengths: the facility is 500 metres from the A8 Milan–Varese motorway exit and 15 kilometres from Milan, with direct connections to the A4, a backbone of northern Italy’s road network. This setting meets regional and national distribution requirements in an area characterised by high industrial density.
The development forms part of an urban regeneration scheme that has preserved several historic elements of the site, including the original gatehouse and part of the existing tree stock. More than 8,000 square metres are allocated to green areas, with a green façade along via Juker contributing to the integration of the complex into the urban fabric. The building has achieved BREEAM Outstanding certification, the highest rating under the scheme, becoming the first property in Italy, across all usage categories, to receive this recognition. Features include a 1 MWp photovoltaic system supporting on-site renewable energy generation.
Melchioni Car System and GymBeam operate within the park. The former, active since the late 1980s in the distribution of lighting systems and rear-view mirrors for the Italian automotive market, has leased around 7,000 square metres, expanding its storage capacity and reducing delivery times. The Legnano facility strengthens logistics coverage in a segment that requires product availability and rapid fulfilment to workshops and spare parts distributors.
GymBeam, an e-commerce operator specialising in fitness products in central and eastern Europe, has selected 15,000 square metres as a hub for distribution to European retail outlets. The warehouse is equipped with an automated storage system capable of handling up to 12,000 orders per day, supporting a portfolio of more than 9,000 private-label items spanning sports nutrition, healthy foods, clothing and accessories. Automation enables the facility to manage high volumes and demand peaks, a key factor in e-commerce flows.
Since entering the Italian market in 2018, with headquarters in Segrate (Milan), VGP has developed eleven parks totalling more than 890,000 square metres of owned land and around 243,000 square metres of leased space. In Lombardy the Group operates VGP Park Calcio, VGP Park Sordio, VGP Park Paderno Dugnano, currently under development, and VGP Park Legnano. In Veneto it operates VGP Park Padova, while in Emilia-Romagna it has five parks across the provinces of Bologna, Parma and Reggio Emilia. The portfolio reflects the concentration of logistics demand along northern Italy’s main infrastructure corridors and growing attention to the reuse of brownfield sites within established urban contexts.
