The real estate developer Prologis has released its operational results for 2024 in Italy and outlined its outlook for 2025. With a total investment of 901 million euros over the past five years and an occupancy rate close to 100%, the company reaffirms the importance of the Italian market. During 2024, Prologis invested 102 million euros in new acquisitions and developments, delivering and initiating the construction of more than 75,000 square metres of modern and sustainable logistics platforms. The company currently manages approximately 1.79 million square metres across 115 buildings in Italy, strengthening its presence in strategic areas such as Milan, Bologna and Rome, as well as secondary markets including Parma, Treviso, Naples, Lecce and Caltanissetta.
In particular, in 2024, Prologis completed and delivered several build-to-suit and speculative buildings, including those for Flextronics in Lodi, Torello Trasporti in Piacenza and the express courier SDA in Castelnuovo di Porto, near Rome. At the same time, the company initiated new projects covering a further 45,000 square metres for Marr, also in Castelnuovo di Porto, and for an express courier in Pescara. This expansion has allowed Prologis to consolidate its position in key areas while enhancing the quality of infrastructure available to its clients. Thanks to a targeted strategy of development and acquisitions, the occupancy rate of its properties in Italy has increased to 99.6%, surpassing the global average of 96%, while rental rates have risen by 18.6% compared to the previous year.
In terms of environmental sustainability, Prologis has implemented the SolarSmart programme to install photovoltaic panels on all its buildings, reaching an installed capacity of 12 megawatts by the end of 2024 and enabling a reduction in CO2 emissions by over 8,000 tonnes annually. The goal for 2025 is to achieve one gigawatt of solar photovoltaic energy and storage on a global scale.
The adoption of advanced technologies, such as intelligent energy management systems, has significantly reduced consumption, making buildings more efficient. At the same time, the ParkLife initiatives have continued to enhance logistics spaces with socially impactful projects. In Bologna, the Interporto Urban Art Museum has been expanded with seventeen new works, while in Piacenza, a new sports centre has been inaugurated. Supporting social and cultural activities remains a key aspect of Prologis’ strategy, aiming to create workspaces that also serve as hubs for community engagement and well-being.
Sabine Hutter, Vice President Capital Deployment at Prologis, stated that 2025 will be a year of further expansion, with new developments planned in Milan, Piacenza and northern Rome. At the European level, by the end of 2024, Prologis managed over 1,000 buildings and 24 million square metres of space, with a client portfolio exceeding 1,000 companies and assets under management valued at over 31 billion dollars.
