Prologis has opened a new 37,500-square-metre logistics hub in Castelnuovo di Porto, in the Rome metropolitan area, for Marr, Italy’s leading foodservice distribution company. The project, developed on a previously degraded site once used as a quarry and landfill, stands as an example of urban regeneration and territorial enhancement, restoring to the municipality a productive area with high environmental standards. The development was carried out in collaboration with the local administration and the Superintendence for Cultural Heritage, which oversaw the architectural and landscape integration of the complex.
Located near the A1–Grande Raccordo Anulare junction, the site strengthens Marr’s logistics presence in Central and Southern Italy and consolidates Prologis’s network in the Lazio region. The new facility employs over one hundred people, with further recruitment planned as operations expand. Alongside construction, Prologis financed the redevelopment of the former Garrone Institute, improvements to public green areas, and the creation of new sports and community facilities, directly enhancing the area’s urban quality and employment potential.
Named Castelnuovo di Porto DC1, the complex includes temperature-controlled areas—frozen (-25 °C), refrigerated and ambient—and 3,000 square metres of office space. It has achieved Leed Gold environmental certification. The building’s design carefully integrates with the landscape: corten steel façades echo the local tuff quarries, green-toned roofing and tree lines reduce visual impact, and the rainwater basin has been converted into an urban park. A mural by Roman street artist Hitnes, inspired by Etruscan civilisation, adds cultural and artistic value to the site.
On the energy front, the photovoltaic system installed on the roof is the largest ever built by Prologis in Italy. With a capacity of 2 MWp and an estimated annual output of 2.6 million kWh, it prevents between 1 and 1.5 tonnes of CO2 emissions per year and produces enough energy to power over 1,100 homes. Provision has already been made for an additional 1 MWp extension to increase the share of self-consumed renewable energy.
The complex’s efficiency is supported by direct expansion heat pumps, full LED lighting systems, and rainwater recovery solutions. In the Rome metropolitan area, Prologis manages 28 new-generation buildings totalling 290,000 square metres, all leased to leading operators. With the opening of DC1, the company expands its available space in Castelnuovo di Porto to over 50,000 square metres.
